Van Metre is seeking a Floating Assistant Manager to join our Senior Floating Leasing Team! As Floating Assistant Property Manager, you will be responsible for the day-to-day Assistant Manager functions and/or leasing operations at any of the properties in our portfolio. You will have the opportunity to work with different Van Metre team members and to gain experience performing you duties at a variety of property classes. You will also assist with all leasing duties related to the property, including maximizing occupancy, scheduling appointments, securing rentals, and promoting resident retention.  

The Floating Assistant Property Manager oversees the daily operations of a property in the absence or in conjunction with the property manager. The Floating Assistant Property Manager is responsible for all resident accounts and records including the collection of rents, the processing of payments, the processing of evictions, and the issuance of final dispositions as well as ensuring the timely return of applicable deposits. They will also assist the property manager with managing the on-site leasing team. This person must be a detailed oriented self-starter possessing strong operations, customer service, and sales skills.

This position is a fully in-person opportunity that requires you to travel to all of Van Metre's DMV properties.

 Essential Functions:

  • Greet every visitor to the community with a warm welcome, making yourself available to answer questions and assist as needed 
  • Engage in sales activities to increase traffic and occupancy (i.e., grassroots marketing) 
  • Maintain thorough knowledge of the property and its amenities, and act as a resource for current and prospective residents  
  • Build relationships with prospective residents by conducting phone and email follow-up, scheduling and conducting property tours, and processing rental applications 
  • Provide excellent customer service by checking in with residents, addressing concerns, and conducting lease renewals 
  • Monitor service requests and communicate with the service team and residents to ensure concerns are resolved quickly and adequately 
  • In conjunction with the rest of the team, plan, organize, and conduct resident events  
  • Complete exterior community inspections weekly and report any deficiencies found (i.e., landscaping/paint needs, property damage, etc.) 
  • Inspect vacant apartments and report needed repairs to service team in order to maintain exceptional product quality  
  • Prepare and complete all sales administrative tasks and reports (i.e., market surveys, etc.) 
  • Managing Resident accounts
  • Auditing applicant accounts and crediting accounts for leasing specials
  • Preparing and delivering late notices and prepaid notices
  • Preparing and delivering Notice to Vacate Acknowledgments
  • Processing payments on resident accountsin accordance with policy
  • Managing Aged Receivables
  • Implement systems and processes to ensure timely collection of rents (current, past or otherwise)
  • Process court filings and evictions in accordance with policy
  • Review:
  • Upcoming occupancy trends to ensure readiness to fill upcoming vacancies 
  • Competitor properties in order to identify market trends and implement appropriate specials and features 
  • Assist with training and development of employees working at sites across the portfolio; including new hire training/newly promoted employee training
  • Assist with transitioning new property acquisitions
  • Other sales, customer service, and property-related tasks, as needed 
  • Support Property Manager and serve as acting Manager in their absence: respond and act in emergency situations as needed; handle escalated resident issues; and perform accounting related tasks 
  • Implement Van Metre’s standards of management
  • Other tasks assigned by the Property Manager/Regional Manager/Director of Training and Development/VP Marketing/VP Residential Management

Requirements

  • Minimum two years' leasing experience preferred
  • Prior Assistant Property Management experience preferred
  • Ability to conduct community and apartment inspections (inside and outside) in varying weather conditions
  • Weekend work is required 
  • Bilingual preferred
