Van Metre is seeking a New Homes Community Sales Manager to work in our communities in Northern Virginia! 

As New Homes Community Sales Manager, you will be responsible for managing the day-to-day operations of our sales offices, as well as providing training and mentorship to our Associate Sales Managers, Sales Associates, and Sales Assistants.

Responsibilities:

  • Attend meetings as assigned:
    • Weekly Sales Meetings
    • Company Meetings
    • Broker Meetings
    • Training Meetings
    • Weekly On-Site Construction/Sales Meetings
    • “Start Up” Meetings for new community/new sections upon release
    • Pre-construction Meetings
    • Pre-settlement Meetings
  • Performs administrative functions regarding on-site needs:
    • New home orders
    • Change orders/ Change of sales price/Included Features
    • Contracts
    • Addenda
    • Transaction recaps
    • Sales and traffic reports
    • Prospect information, Registrations and Follow Up –Sales Plus
    • Realtor Registrations
    • Keeps Sales Office files and Sharepoint files up to date
    • Follows up with the Contracts Manager for ratified contracts and addendums
    • Updates Sales Plus prospects as it relates to sold and settled customers
  • Assist in maintaining model park and specs:
    • Provides Marketing Director and Construction with a weekly punch list for models/specs to include interior and exterior appearance
    • Model/spec cleaning
    • Window washing
    • Carpet cleaning as needed
    • Changes light bulbs as needed
    • Reports to marketing director status of on-site signs and flags for condition, accuracy, cleanliness, installation
    • Inspects each inventory home as needed
    • Supervises the sales parking area for cleanliness and availability
  • Performs planned traffic generation activities:
    • Broker outreach to include:
      • Emails – Letters
      • Broker office presentations/breakfasts/lunches
      • Maintain listings in MLS for each new home
    • Referral Program:
      • Letters, brochures, phone calls
      • Event is held at the model monthly
    • Other duties as assigned to include Homebuyer Seminars, Broker Parties, Voice Mail and Email response in a timely manner seven days a week
  • Performs follow up activities:
    • Sends personalized thank you postcards to cards to all visitors within 48 hours
    • Responds to all email leads within 24 hours
    • Follow up with all prospects weekly
      • Rates each prospect
      • Updates each prospect in the system based on the follow up
    • Follows up by telephone and email within 72 hours of visit
    • Follows up with all Realtor registrations
    • Sends personalized letter/e-mail series to all prospects
    • Updates prospects at least quarterly with new releases, sales, changes, etc.
    • Maintains authorized follow up system
  • Settlement Activities:
    • Reviews weekly loan status updates
    • Reviews weekly settlement report update
  • After Sale Activities:
    • Weekly contact with all buyers to include e-mail updates, phone calls and photos of house progress
    • Set up and attend Pre-Construction, pre-settlement demonstration meetings
    • Act as liaison between construction and buyers for all related issues regarding the buyers’ new home
    • Deliver First Day Kit on settlement day and orient buyers to upcoming customer experience surveys
    • Updates to CRM
    • Follow Up for Referral Requests
  • Competition Awareness:
    • Visit/contacts the direct competition monthly and deliver updates for monthly Competitive Market Analysis to VP of Sales, Director of Sales, and Area Sales Managers for pricing, sales pace, incentives, features, etc.
    • Make informed recommendations about pricing and positioning for their community
    • Work with Architecture and Purchasing departments refining product and other opportunities
    • Watch for community signs that would indicate upcoming competitors
  • Sales skills:
    • Meets, greets guests
    • Establishes rapport with guests
    • Completes survey card/Registration form
      • Prepares brochure materials to prospects
    • Establish dominant buying motive
    • Qualify financially
    • Sales presentation
      • Demonstrate models
      • Feature/Function/Benefit
      • Demonstrate Spec homes if applicable
      • Demonstrate Available home sites if applicable
      • Standard/Optional features

    • Narrow focus to one home type and home-site if possible
    • Review Financing available
    • Prepare and conduct pricing appointment
    • Closing techniques
  • Goal setting:
    • Review progress weekly, monthly, quarterly, yearly
    • Review actual versus Sales budget monthly, quarterly, yearly
    • Establish professional development goals jointly at Growth Review
    • Review your accomplishments quarterly with management
  • Training and Mentoring of Junior Sales Managers, Sales Associates, Sales Assistants:
    • Provide training for presentation, responsibilities and all duties expected per training program
    • Create Schedule

Requirements:

  • Minimum three years’ New Homes Sales experience
  • Outstanding follow up skills and CRM experience
  • Computer experience to include social marketing and Microsoft Office Suite
  • Energetic individual with a positive attitude
  • Strong public speaking skills
  • Weekend work required
