JOB SUMMARY

The Regional Maintenance Supervisor performs three critical functions: (1) Distressed Property Assistance, (2) Operations, and (3) Onsite training support. This position is a traveling role that will require travel up to 75% of the time within designated markets. The position will oversee approximately 8 – 10 communities.

KEY RESPONSIBILITIES

  • Distressed Property Assistance
    • Perform Onsite Property Audit to identify deficiencies and, in conjunction with the Portfolio Manager, Maintenance Operations Manager, and Regional Property Manager, create a plan to resolve them.
    • Coordinate turnover of vacant apartments and perform any required maintenance.
    • Ensure completion of all service requests.
    • Train onsite team.
    • Assist in reintroducing company policies, procedures, and best practices that may not have been followed previously.
    • Fill in for key maintenance positions that are open when sites need additional assistance or coverage.
  • Operations
    • Perform onsite property compliance audits to identify deficiencies and, in conjunction with the Asset Manager, Portfolio Manager, and Regional Property Manager, create a plan to resolve them.
    • Monitor vendor performance and manage work onsite.
    • Assist in hiring efforts and recruitment.
    • Be available by phone and email as a resource for onsite teams with operational questions.
    • Assist the Maintenance Operations Manager with the management of capital projects for communities.
    • Ensure communities are following all Safety/OSHA policies by staying up to date on related laws and requirements ensuring community compliance.
    • Establish and maintain 3rd party business relationships in designated markets.
    • Develop and conduct an annual shop compliance audit for all communities.
    • Complete an Equipment Inventory Log for all communities.
  • Onsite Training Support
    • In conjunction with the Maintenance Operations Manager, assist with the ongoing hands-on training with the teams.
    • Develop systems and processes as well as standards for the overall appearance of the community, make-readies, work orders, emergencies, and training.
    • Provide financial and budget training to Maintenance Supervisors.
    • Mentor Maintenance Supervisors on managing and leading their teams.
    • Participate in beta testing/demos of maintenance platforms and technology.
    • Encourage maintenance team members to obtain technical certifications.
    • Assist the Maintenance Operations Manager with the annual Maintenance Road Show.
    • Encourage and nominate maintenance team members for internal growth/mentorship opportunities.
    • When needed, assist with the development of training videos, risk management, safety policies, and Trilogy-specific designations.
    • When needed, organize and conduct new Maintenance Supervisor onboarding. Organize Maintenance Technician onboarding and properly communicate the schedule to their direct Supervisor and Community Manager. Provide feedback on mentor recommendations for both positions appropriately.

JOB REQUIREMENTS

  • Minimum of 3 years of Maintenance Supervisor experience.
  • EPA and CPO certification is required.
  • Demonstrated ability to perform all onsite maintenance roles.
  • CAMT preferred.
  • Proficient with Yardi, Mobile Maintenance, and Happy Co.
  • Must have a thorough understanding of TRM policies, procedures, and best practices.
  • Ability to train, develop, lead, and mentor.
  • Thorough understanding of financials and budget writing as it pertains to the maintenance of the community.
  • Superior written and verbal communication skills.
  • Demonstrated leadership and strategic thinking skills.
  • Proven self-starter.
  • Extremely computer literate.
  • Results-oriented with the ability to balance all business considerations.
  • Significant travel is required.
