Sales Manager Opportunity

Scion is a leading player in the student housing industry, and we are seeking an experienced Sales Manager to oversee a team of specialists responsible for sales and revenue generation across an assigned portfolio. As a key member of our team, you will be accountable for driving sales performance and implementing effective strategies to maximize customer satisfaction and financial objectives.

This role operates within a fast-paced and agile corporate sales environment, requiring a strong understanding of business principles, exceptional leadership and personnel management skills, and a commitment to high-performance standards.

Sales Manager Responsibilities

Staff Development and Leadership

  • Recruit, hire, train, and retain exceptional team members.
  • Provide leadership, accountability, and coaching to optimize staff performance and foster a positive and productive team environment.
  • Ensure Sales Specialists are well-trained and compliant with Fair Housing regulations, sales techniques, and company policies.
  • Ensure appropriate staffing levels in the centralized sales office, including after-hour initiatives as needed.
  • Identify and recommend Sales Specialist travel when necessary, coordinating with Regional Managers and Regional Vice Presidents for on-site team travel.
  • Adjust and coordinate team members to make the highest and best use of talent on the team against threats and underperformance within the portfolio.

Customer Experience and Sales

  • Develop, coordinate, and assist in sales strategies to maximize occupancy and effective rates across the assigned portfolio.
  • Identify areas of opportunity and recommend relevant training and support for the assigned portfolio operations team.
  • Aggregate and report on performance results of sales strategies and other key performance indicators (KPIs) as needed.
  • Become the subject matter expert on all markets within the assigned portfolio and stay updated on internal and market competitors' sales strategies.
  • Ensure compliance with all sales and follow-up policies.
  • Maintain a thorough understanding of operational practices and their impact on customer experience and sales initiatives.
  • Conduct performance calls for the assigned portfolio as necessary.
  • Serve as an expert on leasing procedures and forms, collaborating with the internal legal team to provide appropriate leasing documents.
  • Set and enforce daily, weekly, monthly, and quarterly sales goals for teams.
  • Develop a sales communication strategy in conjunction with on-site teams and Sales Specialists striving to foster collaboration on all sales and marketing initiatives.
  • Identify sales and revenue needs beyond the assigned portfolio.

Marketing and Lead Sourcing

  • Approve paid social and digital advertising strategies within the allocated budget.
  • Monitor digital KPIs to inform lead generation strategy.
  • Identify and execute customer experience initiatives and additional marketing opportunities, both virtually and in-person.
  • Collaborate with the Brand and Marketing team on sales messaging and initiatives.

Financial Performance

  • Identify and implement revenue-maximizing strategies.
  • Collaborate with the Director of Sales to establish rates for future academic years.
  • Analyze and present performance findings in a clear and concise manner to advise executive team, and support departments, of recommended changes to optimize velocity and revenue results.
  • Understand the impact of revenue decisions on the portfolio and effectively communicate these decisions to internal and external stakeholders.

Business Intelligence & Systems Management

  • Update property management systems as needed and communicate updates to Sales Specialists and on-site teams.
  • Spearhead initiatives dedicated optimizing processes within a multitude of platforms to stay ahead on trends and up to date on technologies available.

What We Require

  • Sharp business and sales acumen; analytical and strategic thinking
  • Experience in the Student Housing or Multi-family industry; proficient in current market trends and economic factors
  • Experience with lead management systems, and communication management platforms for text and email messaging
  • Proficiency with property management systems (Entrata preferred)
  • Proven effective leader, motivator and supervisor; 2+ years’ experience leading a team of 3+ people
  • Exceptional written and verbal communicator
  • Proficient with social media platforms

Operational Details

  • Based at Scion’s Chicago corporate headquarters. May be required to travel periodically.
  • Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times and emergencies.
