We are seeking a dedicated Remediation Specialist, a pivotal position essential for managing the integrity and safety of our real estate portfolio. This role is vital for overseeing and implementing all mold and moisture remediation aspects, ensuring our properties meet health standards and maintain high-quality conditions.

The successful candidate will be a core part of our capital team, driving remediation projects, ensuring regulatory compliance, and maintaining effective stakeholder communication.

Your Responsibilities

Project Management and Oversight

  • Serve as Scion’s subject matter expert in organic growth evaluation, scope-of-job bidding, and remediation.
  • Collaborate with third-party remediation companies ensuring appropriate remediation practices are identified and implemented.
  • Evaluate bids and scopes of work from remediation companies, ensuring they meet our quality standards and regulatory requirements.
  • Conduct detailed inspections of properties to identify issues related to mold and moisture, utilizing professional equipment, and adhering to industry standards.
  • Deliver general capital project support, as time permits

Remediation Planning and Implementation

  • Provide general emergency response for property water infiltrations, with or without showing evidence of mold
  • Conduct risk assessments and other preventative measures to monitor environmental conditions and moisture control systems while identifying potential mold growth and water infiltration areas before they become issues.
  • Develop and execute mold remediation plans that comply with local, state, and federal regulations.
  • Manage both large-scale remediation and capital improvement projects, ensuring they are completed on time and within budget.
  • Train and support maintenance staff in handling small-scale mold remediation safely and effectively.

Regulatory Compliance and Documentation

  • Maintain meticulous records of inspections, remediation processes, bid evaluations, and training sessions.
  • Stay current with industry trends, tools, and regulations to ensure best practices in mold remediation.
  • Work closely with Legal, Fair Housing, Operations, Facilities, and Capital teams to align remediation efforts with organizational policies and projects.

Communication and Leadership

  • Communicate effectively with executive leadership, providing clear updates and reassurances about ongoing remediation efforts.
  • Create reports regularly regarding properties concerning mold & moisture to Sr. Mgmt to ensure ongoing oversight and potentially required capital commitments/insurance claims
  • Foster strong relationships with all stakeholders involved in remediation processes, from third-party contractors to internal teams.

Qualifications

  • Certification in Mold Remediation (CMR) / Mold Remediation Certification (MRS) from an accredited institution.
  • Proven experience in mold identification, remediation, and bid evaluation within residential properties.
  • Strong knowledge of construction, building systems, and moisture control, with experience in construction project management.
  • Exceptional communication skills, both written and verbal, with proficiency in reviewing and understanding contracts and technical documents.
  • A commitment to stringent safety guidelines and a culture of health and safety.
  • Flexibility to travel 50%+ to respond to property emergencies, including outside of standard working hours.

Operational Details

  • Job location is based at Scion’s Chicago corporate headquarters.
  • Working hours are standard daytime business hours.
