Leasing Coordinator

This is an exciting opportunity to join an experienced fast-growing, dynamic REIT within the Leasing Department. You will be a direct report to the Senior Leasing Manager. You will partner with fellow Leasing Department team members within an assigned region in the preparation, execution, tracking, and management of new and renewal leasing transactions.

About The Role:

  • Conduct direct marketing efforts and help show available units across a select group of Rexford-owned projects
  • Communicate with in-house leasing, legal, finance, and property operations team members regarding the coordination and transmission of lease-related documents for new and renewal transactions with tenants and proposed tenants;
  • Track, obtain, and input all required lease deliverables using the Yardi Deal Manager leasing platform, including tenant financial information, credit reports, landlord references, letter of intent, lease documents, monies due upon execution, and certificate of insurance;
  • Be an information resource by tracking new and expiring leases, providing regular and frequent status reports to all parties, and ensuring the processing and execution of important documents and internal processes;
  • Draft brokerage listing and commission agreements, calculate and process brokerage commission invoices for new and renewal lease transactions, cross-reference third-party brokerage agreements and lease documents;
  • Prepare Letters of Intent for approval before submitting to tenants or third-party brokers;
  • Negotiate new and renewal leases directly with Rexford tenants and third-party brokers
  • Conduct market research to keep informed of market rents, competing for property specifics, market trends, and recently completed transactions regarding Rexford markets;
  • Obtain and manage all lease comparable transactions across a specific regional territory by collaborating with third-party brokers and internal Acquisitions and Leasing team members; enter lease transaction data into propriety Salesforce database
  • Periodically audit marketing material on LoopNet / CoStar / AIR listing services to ensure all details are correct;
  • Weekly/Bi-weekly meetings or calls with internal regional leasing, operations, and construction teams and third-party brokers;
  • Help with the creation and implementation of the marketing plan for the properties within their regions;
  • Participate in occupancy and rental rate review meetings;

About You:

  • 3+ years of experience in leasing transactions and administration.
  • Working knowledge of commercial/industrial lease terms and forms;
  • Experience using Yardi Deal Manager

Rexford Industrial’s reward plan includes highly competitive base salaries, bonus eligibility and long-term stock incentives. The expected hourly rate range for this role is $31.25 to $43.26 (annualized equivalent $65,000 to $90,000), a 15% discretionary annual bonus target and stock grant eligibility.* The actual base salary and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. The final base salary and total compensation will be described in any offer letters.

*These stock grants are subject to approval by the Compensation Committee of the Board of Directors, are currently subject to vesting over a four-year period, with 25% of the grant vesting per year, and require continued employment on the grant date and each applicable vesting date. Actual bonus and stock grants are discretionary based on company and/or individual performance determined by Rexford Industrial in its sole discretion, and the amount of any such bonus and/or stock grant may be less or more than the targets (and may be zero).
