About Your Role:

RM Communities is seeking an exceptional and experienced Asset Manager to help grow our General Partner (“GP”) direct acquisitions business and oversee its rapidly growing multifamily portfolio.  The Asset Manager will join a team of asset managers to spearhead the execution of each portfolio asset’s business plan and maximize the long-term growth of the portfolio. Your role will also include running point for the due diligence and closing process for multifamily acquisitions once properties are under contract. Your impact will be immediate and critical to successfully scaling RM Communities as a best-in-class owner-operator for multifamily assets. 

What You’ll Do:

  • Manage a portfolio of multifamily assets and be responsible for the execution of the business plan for each asset.
  • Analyze property performance vs. original underwriting and annual budgets.
  • Prepare hold/sell analyses and assist with dispositions and recapitalizations of assets.
  • Review and present monthly financial statements.
  • Forecast financial performance and investor returns relative to original underwriting.
  • Prepare institutional-quality quarterly investor reports that provide insight beyond financial statements.
  • Develop and implement strategies to maximize property income and reduce expenses.
  • Oversee property management to optimize leasing, operations, and construction.
  • Prepare annual operating budgets and quarterly property valuations in conjunction with property management.
  • Work with lenders on CapEx draw requests, escrow analysis, reporting, and loan covenants.
  • Perform regular site visits.
  • Be the focal point of the due diligence process, including gathering and analyzing due diligence materials and coordinating third party reports. This includes verifying property details, market analyses, title/survey, rent comps, as well as coordinating property inspections, unit walks, lease file audits, and maintenance audits
  • Lead pre-due diligence meetings, plan travel, and coordinate onsite due diligence efforts among various internal and external partners
  • In collaboration with the asset management team, create and review capital budgets and business plans and coordinate with third party managers and other sources to help fully define and vet investment opportunities
  • Prepare and submit loan packages to lenders and assist the Managing Director in evaluating term sheets to identify optimal debt strategies
  • Work with insurance brokers to source optimal insurance coverage and participate in the management of existing property and corporate insurance policies
  • Communicate results of due diligence investigation to senior management and work with acquisition underwriters to adjust proformas when necessary
  • Coordinate closing of each transaction including calculation of prorations, approval of closing statement, execution of closing documents, timely funding of debt and equity, and transition to asset management

Who You Are:

  • Bachelor’s degree in Business, Finance or a related field.
  • 3-6 years in multifamily asset management, private equity real estate underwriting and/or direct involvement in commercial real estate transactions (acquisitions, dispositions and financings)
  • Substantial experience analyzing institutional real estate investments and exerting judgement
  • Highly proficient with Microsoft Excel, including the ability to understand and interpret complex financials models and waterfalls, look up formulas, complex/compound equations, logical equations and pivot tables
  • Strong financial acumen and understanding of all aspects of the portfolio properties’ key financial statements (including but not limited to financial modeling and waterfalls, JV operating agreements, and loan documents)
  • Self-motivated and organized, with strong time management skills to prioritize deadlines and ad-hoc requests
  • Comfortable in an entrepreneurial environment
  • Experience with Yardi Voyager and/or MRI software a plus

Comp Range - $90,000-$110,000/year + bonus + stock
