The Maintenance Director functions to oversee, maintain, and repair the equipment, operating systems, structure, and grounds of the community.
Maintenance Director Job Profile
Perform daily walkthrough throughout the entire residence, grounds, and parking area
Review all work orders from resident work order log daily and completes tasks as assigned
Troubleshoot equipment problems to determine required repairs
Complete all required maintenance and repairs
Maintain expenses for parts and reviews all costs before purchasing with Executive Director
Complete bid proposals and submit for all projects or work requiring outside contractors/vendors
Coordinate preventative maintenance based on specific residence schedule
Coordinate and provide oversight of work performed by outside vendors
Maintain records of repairs, preventative maintenance, warranties, and inspections
Present a professional, positive and helpful attitude at all times when interacting with residents, customers and co-workers
Perform other duties as assigned by the Executive Director
Maintenance Director Job Requirements
At least 1 year of experience as Maintenance Director, preferably in a senior living capacity
Working knowledge of chemicals and how to properly use, store, and dispose of them
Ability to move quickly, safely, and remain calm in case of an emergency
Ability to have a conservative, careful, and cautious approach to work, while ensuring that all tasks are completed in a timely manner.
Ability to stand for extended periods of time
Familiarity with standard power tools and equipment
