Position Overview: The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties. 

Provide general maintenance, preventive maintenance, predictive maintenance, inspections, and troubleshooting tasks of systems at EDC properties as directed. 

Essential Duties & Responsibilities:

  • Performs preventive maintenance, repairs, and emergency services on EDC properties as directed, including electrical, gas, water & sewer, plumbing, heating ventilation and air conditioner (HVAC), domestic water pumps, carpentry, painting, masonry and general janitorial needs 
  • Performs inspections and have a familiarity with the functionality of the mechanical equipment at assigned EDC sites 
  • Assists and escorts out-sourced contractors when required 
  • When directed, provides technical guidance to maintenance personnel including scheduling and coordinating work assignments as per supervisor 
  • Responds to emergencies as required. 24/7 on-call responsibilities 
  • Monitors and reports out work performed by out sourced contractors when they are performing work at EDC managed sites 
  • Performs cleaning duties when required 
  • Conducts daily inspections of assigned properties and advise supervisor of any maintenance issues or repairs needed 
  • Performs minor repairs on equipment 
  • Conducts snow removal duties at assigned sites 
  • Monitors and tracks supplies and equipment needed to operate assigned EDC sites. Advises supervisor should additional supplies be needed. 
  • Duty Station and Site Reporting: This is an onsite position that requires a 5-day presence at the Teleport Campus with travel to our main office at One Liberty Plaza as needed. 
  • Other duties as assigned 

Requirements:

  • High School diploma or equivalent 
  • 5+ years of experience required with working knowledge in maintenance, inspections and repairs 
  • Demonstrated ability to utilize handheld and desktop computer devices to input work orders and record work 
  • Must maintain a valid NYS Commercial Driver License with clean driving record 
  • Working knowledge of construction and handyman repair techniques. Experience in the following areas: electrical, plumbing, heating/air conditioning and equipment associated with trades 
  • Ability to push or carry objects 
  • Knowledge of New York City 
  • Experience working with hand and power tools, materials and equipment associated with construction related trades. 
  • Demonstrated communication skills and ability to work alone; MS Office Word and Outlook. Use of two-way radios and iPhone 
  • New York City residence is required within 180 days of hire 
  • 24 Hour on call response 
Salary Range
$52,000$54,000 USD
