 Position Summary: 

Under general supervision and direction of an Escrow Officer or Escrow Manager provides support to the escrow team by assisting with customer service and administrative duties related to commercial escrow closings. The escrow assistant should be able to prepare documents for closing and handle the complete disbursement and follow up of all escrow transactions items. The escrow assistant should be able to communicate requirements and other information for closing transactions to clients including the title exceptions and items necessary for closing. The escrow assistant interprets the earnest money contract as it relates to the closing and request the documents required for transactions. The escrow assistant should understand how to read a Texas title commitment and understand the concepts of the Texas Basic Manual. Provides related office support as required.


  • Minimum of 2-3 years of Texas escrow experience
  • Computer skills required including Word, excel, escrow software applications understanding
  • Strong customer service orientation required
  • Detail orientation necessary
  • Excellent written and verbal communication required
  • Strong organizational skills
  • Real estate knowledge helpful


  • Notary Public Commission helpful
  • Valid drivers license in good standing helpful 


  • Prepares or follows escrow instructions consistent with the require­ments of the parties and obtains their approval. Estimates the amount of money required to close escrow and obtains buyers' and sellers' deposits.
  • Reviews title commitment to verify vesting, legal description, schedule B and schedule C requirements.
  • Compares exceptions shown in title report or commitment with buyers and lenders' instructions for possible liens or encumbrances not authorized in escrow or lender instruc­tions.
  • Consults with Title Officer, Escrow Officer, lender and/or principals in reconciling discrepancies between instructions and title report or commitment, modifying escrow instructions or obtaining release of liens and other encumbrances as directed.
  • Orders payoff statements or demands, for insurance policies, deeds of trust, reconveyances and other documents. Prepares or directs the preparation of authorized documents, insuring proper execution and recording of same.
  • Prorates or directs the pro-ration of taxes, insur­ance, loan, brokers' commissions and other charges.
  • Requests the issuance of title policies
  • May interview escrow principals to obtain information for escrow instructions.
  • Escrow disbursements required
  • Works with title department to process orders.
  • Recordings with the county clerk timely
  • Other duties and responsibilities as assigned by supervisor.
