Join our team as the Director of Building Services and play a key role in the newest life plan luxury community in Tysons, Virginia. In this role, you will be responsible for selecting, developing, and leading the building services team. Your team will ensure that all community areas and associated computerized, mechanized, and manual equipment and operating systems, as well as the campus grounds, are consistently maintained in excellent, safe, operational condition through timely preventive maintenance and proactive follow-up. Your team will engage with the residents, during move-in and establishment of their new home. Timely tracking and follow-up to all service requests is paramount, as is genuine customer service, and creating an environment where the residents feel they are our #1 priority.  You will partner with the General Manager as a member of the leadership team to lead the pre-opening and opening building services processes. You will be a culture steward, enlivening the Mather culture, creating, and delivering a first-class team member and resident experience. This role will supervise a team of 10-12 professionals including Chief Engineer (Assistant Director of Building Services), building engineers, maintenance technicians, and painters. The successful candidate will have a passion for serving older adults, will be based within easy commuting distance to the community, will have 3-5 years of progressive supervisory experience leading a building services/facilities or engineering department in hospitality, healthcare, or life plan communities, and will remain flexible to work weekends and holidays as needed.

Essential Functions: 

  • Selects staff and provides on-going training and performance management.
  • Manages timely completion of all resident and staff maintenance requests and work orders.
  • Implements and monitors ongoing PM program for equipment, buildings, public areas, operating systems. Ensures maintenance of buildings, equipment, and landscape. Maintains written standards of excellence for department performance and continually measures performance to meet or exceed standards.
  • Oversees the scheduling of home renovations and vendor certification.
  • Coordinates work performed by outside contractors based upon the operational needs of the community.
  • Prepares and manages departmental operating budget and reports; community Capital budgets and reports; establishes and maintains necessary departmental historical records.
  • Coordinates and conducts periodic fire drills and oversees regular testing of fire and life safety systems in accordance with regulatory requirements and company standards.
  • Provides expertise and assistance for all emergency repairs and complex system problems.
  • Maintains sufficient inventories of all necessary operating supplies, materials, and equipment.
  • Leads safety committee
  • Educates team members on the importance of maintaining the physical asset, and how to safely and properly operate equipment.
  • Is a leader in achieving and maintaining LEED building certification.
  • Continually looks for best usage of electricity, energy, etc.
  • Implements cross training opportunities to build skill and competency within building services.
  • Be a Mather ambassador in the local community.

Qualifications and skills

Required:

  • 3-5 years of progressive supervisory experience leading a building services/facilities or engineering department in hospitality, healthcare, or life plan communities
  • Proven track record in delivering a great team member experience
  • An up-to-date understanding of life safety codes
  • Practical knowledge of various trades, plumbing, carpentry, electrical, mechanical, air conditioning and refrigeration, kitchen equipment, boilers and chillers, and the overall mechanics of building operations and maintenance.
  • Strong computer skills (MS Office); ability to work with spreadsheets, develop and maintain documents, and develop presentations
  • Strong written and verbal communication skills (English)
  • Excellent organizational, interpersonal, and fiscal management skills (expenses and payroll cost control)
  • Ability to facilitate meetings
  • Strong attention to detail, analytical and problem-solving skills
  • Ability to prioritize tasks
  • Ability to act with integrity, professionalism, and confidentiality
  • High School Graduate; 2 years College or Trade School

Preferred:

  • Experience in construction
  • Spanish language skills
  • US EPA 608 certification
  • LEED and WELL experience
