JOB SUMMARY

As a portfolio loan closer you will be responsible for managing the coordination of documentation and closing of portfolio loans. The Closer will ensure that each loan meets the company’s documentation and due diligence requirements by actively managing the timely receipt and analysis of due diligence items to identify exceptions, analyze the risk of exceptions and employ a resolution or make recommendations for resolution and escalate as necessary. The Closer must also protect the company integrity through thoughtful review of all closing conditions and requirements involving, but not limited to accurate reconciliation of fund disbursement, on point communication to all settlement agents, and timely coordination of 3rd party vendors (title companies & legal counsel). The role will be involved in the loan from deal submission all the way to borrower execution of  the loan package prior to funding and then through funding and closing. Additionally this role will guide the loans after they have funded and closed through onboarding with the servicer and post closing team. Along the way, you will foster relationships with our closing agents, brokers, legal counsel and borrowers, as well as internal team members as you work with them to make the process of borrowing through Kiavi smooth and simple.

 

JOB DUTIES 

  • Ensure a quick, accurate and pleasant closing experience by working with the loan origination team, closing agents, legal counsel and borrowers
  • Process loans once the loans enter your queue, by performing the following tasks including but not limited to:
    • Review preliminary title reports / title commitments to ensure compliance with Kiavi Standards
    • Collaborate with title companies and legal counsel to finalize closing details. 
    • Work with the borrower to address any last-minute questions or concerns related to the closing process. 
    • Verify that all conditions and stipulations outlined by the underwriters are met before issuing closing instructions.
    • Confirm final disbursement amounts align with approved loan terms
    • Maintain clear and professional communication with borrowers and internal teams throughout the closing process.
    • Collaborate with title and treasury to manage the disbursement of loan funds.
    • Following up for any post closing document.
    • Speak up and suggest improvements wherever you see an opportunity
    • Ensure accuracy, compliance and completeness of all documents in line with legal and regulatory standards and company policies
    • Perform other duties and responsibilities as required or as assigned by the supervisor
  • Propose improvement to our closing process, to make it as efficient and pleasant as possible
  • Speak up and suggest improvements wherever you see an opportunity
  • Ensure accuracy, compliance and completeness of all documents in line with legal and regulatory standards and company policies
  • Perform other duties and responsibilities as required or as assigned by the supervisor

 

MINIMUM QUALIFICATIONS

  • High school diploma or Equivalent
  • Bachelor’s degree preferred: A degree in finance, business, accounting, or a related field
  • 3+ years experience in mortgage loan closing; candidates should have experience in commercial loans or commercial real estate finance. Experience in residential mortgage lending might also be considered relevant. 
  • The ideal candidate will have prior experience with title and escrow processes. 
  • Strong understanding of mortgage loan products, processes, and regulations
  • Excellent computer skills, including: Microsoft Word & Excel, Google Docs & Sheets, Adobe Acrobat; and you love learning new technology
  • Strong organizational and time-management skills with the ability to manage multiple closings simultaneously and work efficiently under deadlines.
  • Ability to liaise with various stakeholders, including loan officers, attorneys, underwriters, borrowers and title companies. Excellent written and verbal communication skills are required.
  • Exceptional attention to detail and accuracy.
  • Open to feedback, comfortable speaking up and asking questions and able to follow a proven process.
  • Flexibility to work in a dynamic environment of rapid change in procedures and prioritization.
  • Track record as a self-starter and a strong desire to learn.

Kiavi takes a market-based approach to pay, and pay may vary depending on your location. The expected annualized base pay range for this full-time role to be performed remotely is $47,000 to $67,000 + 5% bonus + benefits. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries. Within the range, the successful candidate’s starting pay will be determined based on job-related skills, experience, qualifications, work location, and market conditions. For in-office workers, Kiavi offers employer contributions to commuter benefits account, either for parking or public transportation.

  • Paid Leaves: Up to 8 weeks of paid leave for medical or caregiver purposes, and 12 weeks of paid maternity/paternity leave. Short-term disability leave is also available for birthing mothers.
  • 401(k) & Company Match: A 401(k) plan managed by Fidelity, with Kiavi matching 100% of contributions up to 3% of compensation or $6,000 (whichever is less). All employer contributions are immediately vested.
