The Role

We are looking to add a highly motivated individual to join our California Portfolio Operations team. As Building Engineer, Manager you will have end-to-end ownership over the on-the-ground operations for the Stile Downtown Los Angeles by Kasa. This will include physical and technical challenges, while also being the face of Kasa on the ground.

In this role, you will report to the General Manager and work closely with both the Property Operations support team and our Guest Experience team. It takes a special person to oversee this property and we hope you're excited by the challenge!

This role is in our Portfolio Operations department. Our mission is to ensure our guests have a seamless in-unit experience. Our team members are located all over the country, have diverse backgrounds, and come from many different industries. Day in the Life of a Chief Engineer

Like many operations roles, there is no ‘typical day'. Your role will involve a wide range of activities tending to hotel operations. These activities will be a mixture of recurring property management tasks and activities requiring more urgent attention. A normal day will consist of day-to-day maintenance of the hotel, including guest rooms, public areas, and grounds. This includes performing preventive maintenance tasks, as well as responding to and repairing maintenance requests from guests and staff. Essential Duties and Responsibilities are as follows:

Key Responsibilities:

  • Oversee the operation and maintenance of the building and hotel facilities.
  • Responsible for refrigeration, heating, plumbing, water treatment, preventive maintenance, guestrooms, HVAC units, ice machines, lighting, equipment, emergency generators, water softeners, switch rooms, roof exhausts, electrical substations, and more.
  • Assist in annual budget preparation, monitor budget achievement, and take corrective steps as needed, ensuring work within departmental expense plans.
  • Manage inventory, purchasing, disbursement, and cost control of all maintenance supplies.
  • Create work schedules, estimate staff hours for job assignments, and perform daily audits to ensure consistent quality standards.
  • Responsible for ensuring compliance with regulations according to Fire Life Safety codes and annual inspection reports
  • Maintain adequate fire and safety standards, including contacts with respective city or government authorities.
  • Establish or adjust work procedures, recommend measures for improvement, and analyze and resolve work problems.
  • Monitor preventative maintenance programs on the property, inspect completed PMs, and track preventative maintenance.
  • Coordinate activities with leadership and meet with contractors for construction projects.
  • Assists with obtaining proposals from contractors and outside vendors regarding projects and services needed while ensuring all contractual work accepted meets hotel standards
  • Practice and ensure safe work habits, providing proper training on safety.
  • Provide ongoing feedback, coaching, and counseling to staff members to achieve performance objectives and their fullest potential.
  • Participate in the hiring process, and communicate performance expectations.

Experience

  • 5+ years of experience as a Chief Engineer overseeing hotel operations, as a Director of Engineering, Assistant Director, or other similar position and industry.
  • 5+ years experience in a managerial role, involving hiring, supervision, and employee performance management.
  • Historical Hotel experience.
  • Strong mechanical knowledge is a prerequisite.
  • Strong knowledge of HVAC equipment, refrigeration, boiler/chiller operations, fire life safety systems, elevators, and other common building systems mechanics and equipment.
  • 3-5 years of experience in general maintenance, facilities support, or related field, in the hotel, multi-family, or hospitality industry is preferred.
  • You enjoy mobile technology, have worked with it in past roles, and you're eager to learn new systems and platforms to make you better at your job.
  • You're flexible in your schedule and can help with emergencies whenever they arise
  • Ability to work independently and as part of a team; must be able to multi-task and complete tasks/projects in an efficient and timely manner.
  • Excellent communication and interpersonal skills; you are highly responsible & reliable
  • You're comfortable lifting objects up to 25-50 pounds and standing or walking for up to 8 hours a day.
  • You can handle stressful situations with a calm and positive demeanor.
  • On-call 24/7 to meet the needs of the operation

Plus if...

  • 5+ years of direct hotel experience with large entities
  • 5+ years of guest service experience in the hospitality industry
  • Specialized experience working with boutique/historical hotels or other startups to establish initial brand standards.
  • Technical training in HVAC, Electrical, Plumbing, or other relevant fields
  • EPA 609 Certification
  • NFPA Certification
