About the Role:

As Senior Manager of Preconstruction, you will be responsible for the leadership of the Preconstruction team.  This team will support the Real Estate team on evaluations of new Industrious locations with due diligence and test fit design requests, ensure construction cost estimates are accurate through design phases of projects and manage internal design capabilities for test fit space planning.  As the leader of this team, you'll also be responsible for ensuring cross department collaboration and process improvement across the real estate team, construction team, and design team.  Proper hand off to design and construction teams is essential and will be the responsibility of this manager to ensure that happens within the teams.  Note that the Preconstruction team is a central team running alongside, but separate from, the design studio/project execution team who focus on new location openings.

This senior manager role will be responsible for ensuring that estimates, schedules, landlord relationships, and process improvements are made to ensure the early pipeline of projects are delivered at the highest quality and accuracy. You will oversee internal and external project communications, prioritization across team members and communication across departments on progress and needs.  Test fit designers, real estate construction managers, and estimators will report to this senior manager and providing career development, mentorship, and leadership will be critical.  General oversight of general contractors, architects, and external partners will be required to ensure all strategic objectives and key results are met.

This will be a dynamic position requiring strong leadership capabilities, seasoned project management experience, knowledge of construction build methodologies and various contract delivery methods with a proven track record of delivering high-end commercial interiors. The ideal candidate should have at least 8 years of experience within the construction industry with general contracting experience in high growth environments. The role is based in New York City and will require some travel.

Responsibilities:

The candidate will be responsible for, but not limited to:

  • Manage overall quality, financial and schedule estimates of early real estate pipeline due diligence reviews
  • Develop strategies to ensure external partners are identified and developed to appropriately support the team
  • Collaborate across internal partners to ensure level of quality, fiduciary and schedules deliverables are met
  • Oversight of test fit designers, real estate construction managers and estimator team members priorities and initiatives
  • Ensure new products are effectively layered into due diligence reviews and proactively communicated to external partners to ensure the most accurate reviews and data
  • Support internal teams to evaluate key company acquisitions estimated construction costs
  • Become the liaison to the real estate team to ensure the latest processes reflect cross department OKRs and initiatives
  • Ensure the Preconstruction team has all the tools to run efficiently in a fast-paced environment including: software programs, templates, systems, and standard operating procedures.
  • Interact regularly with VP of Design and Construction to ensure objectives and key results are being met
  • Work closely with Directors of Construction, Director of Design Studio, and Head of Product to communicate and ensure that the design-intent carries throughout all projects
  • Track performance, training, coaching and motivating direct reports
  • Continually develop, review and drive department initiatives geared towards meeting company and department goals

Requirements:

  • At least 8 years of project management experience in commercial interior, retail, or hospitality construction projects, from initial programming through construction completion
  • Senior Project Manager or Contract Executive titles for at least 2 years
  • Direct line management experience of team members
  • Strong proven track record of bringing construction projects in on time and within budget
  • Expert knowledge of design and construction methods and MEP systems.
  • Significant experience in negotiating, creating bid packages, contract awards, and cost reports
  • Highly proficient in estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, and proposal preparation
  • Construction Management or Engineering degree from an accredited institution
  • A majority of career history based from general contractor or construction management firm
  • Proficient in Microsoft Office, Microsoft Project, and Adobe Suite

Qualities:

  • Effective communication skills ranging from providing presentations to executives, motivating direct reports, and onsite field presence.
  • Ability to strongly collaborate with cross department stakeholders and drive outcomes
  • Demonstrates ability to work within lean construction methodologies including target value design, pull plan scheduling, integrated product delivery models, and continuous improvement.
  • Insight and ability to implement progressive construction methods. Also have capability to explore and introduce new industry techniques ranging from Lean Construction, Design Build methods, modular and prefabricated construction systems.
  • Provide risk management expertise to ensure anticipate downstream effects of decisions being made and ensure contingencies or plans are made to mitigate risk.
  • Ability to organize, plan and manage multiple objectives to accomplish desired results while tackling challenges head-on.
  • Ability to make sound, objective decisions under tight deadlines.
  • Strong technical aptitude and analytical skills.
  • Team oriented with a “roll up your sleeves” attitude and be able to lead productive, multi-discipline meetings.
  • Act in a manner of integrity that shows support for the company, its values, and the employees, while maintaining constant focus on meeting/exceeding requirements and expectations.
