Role Overview:

Homebound recently launched its Build On Our Lot (BOOL) product, which is essentially an infill building strategy where we will be purchasing 5+ colocated lots (a development) and building single family homes based on Homebound’s ready plan library and pre-curated design packages. Homebound’s BOOL product requires a cross-functional effort from key departments: Procurement, Underwriting, Architecture & Design, Sales, Pre-Construction, and Construction Operations. 

The ideal candidate has excellent numerical skills and an analytical mindset, and is eager to contribute to the development of a fast-paced, technology-driven construction company.  The ideal candidate also has a well-rounded understanding of supply chains, trade and commodity negotiations, market trends, and trade relationship building. This is an exceptional opportunity for a professional estimator looking to work within a highly talented construction operations group.

 

What You'll Do

  • Manage the RFP process from pre-permit planset involvement to buyout handoff and integration in Homebound’s internal ERP system.
  • Plan and manage all aspects of bid analysis using takeoffs, pricing models, and bid leveling tools
  • Develop proformas for new communities and refine these proformas as spec levels and pricing become more defined.  
  • Develop and refine pricing models for new Homebound products including plan library and BOOL-curated plans.
  • Track historical costs of all bidders, benchmark current budgets, and potential financial risk to develop summarized reports to our Financial team.
  • Partner with Network Team to develop trade, supplier, and manufacturer relationships to service all Homebound RFPs and new/existing projects.
  • Partner with our design team to help test and determine spec packages/levels.
  • Help refine processes across the procurement organization based on previous builder experience.
  • Facilitate the development of an end-to-end procurement software that is in its beginning phases of development.
  • Experience with starts management and partnering with the construction team to ensure projects start on time on budget.  Manage the starts process with the local Procurement and Construction team to ensure all PO’s are accurate, complete, and released to meet starts needs of the market. 
  • Manage job costs and ensure that all purchase orders are accurate and complete.
  • Manage VPO’s between Procurement and Construction to ensure no cycle time delays with current projects.  Review VPO’s with the Construction team on an ongoing basis to make the necessary takeoff adjustments for future projects.
  • Perform monthly budget variance analysis as well as forward looking insight to ensure the team knows directionally where costs are headed to properly set sales prices.

What You'll Bring

  •  5+ years of experience working in the Purchasing department (Purchasing Agent/ Estimator) of which 3+ as a Purchasing manager, or equivalent level as individual contributor for a homebuilder or within the construction industry.
  • Experience in performing all purchasing related activities including cost estimates, value-engineering, negotiation, developing scopes of work,developing budgets, interacting with trade partners and executing purchase orders and variance purchase orders. 
  • Full ownership of moderate-highly complex projects and/or processes with strong understanding and insight. 
  • Experience Identifying resources needed to get desired results. Networks with senior internal and external personnel across different areas of expertise. 
  • Competency with Planswift and other takeoff software. 
  • Strong Excel skills and modeling skills.
  • Strong project management and organizational skills
  • Ability to pay close attention to detail and prioritize tasks accordingly 
  • The ability to accurately predict and advise on structural and civil requirements from conceptual plans. 
  • Experience identifying and communicating potential value engineering items, and advising on risks.
  • Ability to compile and organize historical data to create and maintain historical pricing.
  • Experience reviewing jobs at close to identify causation of variances from budget to actual.
  • Ability to track costs, budgets and margins over time and perform detailed variance analysis 
  • Expertise in unit costs and the use of resources to establish unit costs.
  • Work closely with and support the Construction team on a daily basis with a local presence
