Position Summary:

The Lease Renewals Manager is responsible for overseeing the lease renewal process across a portfolio of single-family rental (SFR) homes. This role ensures lease expirations are managed efficiently, rental rates align with market conditions, and tenant retention strategies are implemented to minimize vacancies. The ideal candidate has strong negotiation skills, a customer-focused mindset, and experience managing lease renewals in the SFR space.

Key Responsibilities:

Lease Renewals Management

  • Track lease expirations and proactively engage with tenants regarding renewal options.
  • Prepare and send renewal offers based on market data, property condition, and company objectives.
  • Negotiate lease terms, including rental increases, lease durations, and concessions.

Tenant Retention & Communication

  • Serve as the primary contact for tenants during the renewal process, addressing questions and concerns.
  • Work closely with property management teams to assess tenant satisfaction and retention strategies.
  • Implement customer service initiatives to improve the renewal experience and increase lease conversion rates.

Market Analysis & Pricing

  • Conduct regular market research to determine competitive rental pricing for lease renewals.
  • Collaborate with asset management teams to adjust renewal pricing strategies based on local trends and property performance.

Operational & Compliance Management

  • Maintain accurate lease renewal records in PropertyWare and Salesforce.
  • Ensure all lease amendments comply with fair housing laws, local rental regulations, and company policies.
  • Generate reports on renewal rates, rent growth, and retention trends to support business decisions.

Qualifications:

  • 2+ years of experience in lease renewals, property management, or leasing (SFR experience preferred).
  • Strong understanding of single-family rental market dynamics, including pricing trends and tenant expectations.
  • Excellent negotiation and customer service skills.
  • Proficiency in PropertyWare and Salesforce is preferred. 
  • Knowledge of landlord-tenant laws, lease agreements, and fair housing regulations.
  • Strong organizational skills with attention to detail and accuracy.
