SUMMARY OF RESPONSIBILITIES

Trespassers have become an epidemic in the Rental/Property Management industry in the past few years. Trespassing causes a hardship on Landlords, Residents, and the community. These hardships consist of financial losses for both FirstKey, and the individuals impacted by Scammers. Our goal is to act swiftly to deter this activity in our homes while protecting our team members, communities, and assets.

At FirstKey Homes, the safety of our team members, assets, and community is our #1 priority. The Property Security Technician will be the face of FirstKey Homes to Prospects  by preparing properties for leasing activity by repairing and securing homes within the assigned market. Working with small teams and independently, the Property Security Technician will respond to all assigned alert requests and ensure resolution in a timely manner while protecting company assets. The role is required to work an on-call rotation on Saturday and Sunday. The Property Security Technician will require driving  to properties within the applicable market to address maintenance issues using their own personal tools. Large tools and equipment are provided by the company.

ESSENTIAL DUTIES

  • Respond to property alerts within 12 hours.
  • Assess the home and define appropriate intervention (boarding up doors/windows, engaging with local law enforcement or other government agencies, etc.)
  • Perform light cleaning inside and outside to make property appealing to prospective residents.
  • Document activity and required information in real-time using provided technology such as iPads.
  • Complete product, inventory, and property knowledge audits.
  • Conduct occupancy and quality control checks.
  • Communicate and coordinate with regional marketing and advertising campaigns.
  • Travel throughout applicable markets using a FKH Fleet vehicle and conduct regular tours of vacant homes to ensure they remain show ready.
  • Assist with resident relations programs, open houses, and special functions.
  • Adhere to all local, state, and federal laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws pertaining to real estate or leased properties.
  • Perform other duties as assigned, such as dropping off checks, updating housing information, checking in on tenants.
  • Respond to customers in a courteous manner and take responsibility for resolving customer concerns.
  • Conduct all business in accordance with company policies and procedures and all state and federal regulations such as lead based paint, ADA, Fair Housing, HAZCOM Programs, and OSHA.
  • Maintain knowledge of all pertinent laws and EPA and OSHA regulations. 
  • Complete service requests in a professional and timely manner.
  • Monitor the condition of assigned properties and taking proactive immediate steps to correct any unsafe condition.
  • Upkeep of fleet vehicles and inventory.

WORKING CONDITIONS

  • Indoor and outdoor work in all types of weather conditions.

REQUIRED EDUCATION AND EXPERIENCE

  • High School Diploma or equivalence
  • Strong background in residential construction and remodeling in multiple trades
  • Must have a valid driver’s license
  • Must provide own tools. Required Tools include (but not limited to):tool box, hammer, tape measure, screw driver set, standard wrench set, plier set, channel lock pliers, two-foot level, pipe wrench, crescent wrench, drills, and drill bits. These tools will not be provided by the Company and will be necessary to perform the job duties
  • Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning
  • General knowledge and experience on reading, writing, and evaluating project specifications and scopes of work
  • Ability to learn and adapt to advanced smart home technology.

PREFERRED EDUCATION AND EXPERIENCE

  • Strong Customer Service & Conflict Management Experience
  • Military, Police, or Security background preferred

 

REQUIRED KNOWLEDGE

  • Demonstrated experience in learning and using technology tools to track work (Customer Service Software, Project Management, MS Office, Etc)
  • Experience using Yardi, Salesforce, Smartsheet, Zendesk or similar property management program
