SUMMARY OF RESPONSIBILITIES

Trespassers have become an epidemic in the Rental/Property Management industry in the past few years. Trespassing causes a hardship on Landlords, Residents, and the community. These hardships consist of financial losses for both FirstKey, and the individuals impacted by Scammers. Our goal is to act swiftly to deter this activity in our homes while protecting our team members, communities, and assets.

At FirstKey Homes, the safety of our team members, assets, and community is our #1 priority. The Senior Manager of Property Security will lead and oversee all security operations within FirstKey Homes and develop a comprehensive and effective security program to ensure that our properties remain secure and minimize our risk of trespassers. The Senior Manager of Property Security will achieve this by developing and refining our strategy for how we monitor, deter and remediate trespassers, execute processes, implement security technologies and collaborate with local law enforcement and our local market leadership. This includes monitoring, evaluating, and communicating ongoing operational activities for vacant, and trespasser occupied homes. Additionally, this role will oversee and manage the Trespasser Deterrence Programs (TDP) and services for all markets, including defining, implementing and monitoring TDP, and managing dedicated TDP team members across multiple markets.

The Senior Manager, Property Security will report to the Sr. Director, Support Services & Enablement as a key member of FKH Central Operations team. This role will also have close alignment with Chief Operating Officer and the Chief-of-Staff to the COO.

ESSENTIAL DUTIES

  • Create and implement security processes, policies and standards that adhere to industry best practices and legal requirements to minimize the impact of trespassers and scammers.
  • Refine Trespasser Deterrence Strategy and adjust to changes in market conditions, trespasser behavior, and success/viability of available technology solutions.
  • Identify, prioritize, develop, and implement ongoing and scalable security measures to protect our residents, FKH Employees, and properties.
  • Provide strategic advice and counsel to cross functional partners and Market Leadership on matters relating to property safety and security.
  • Collaborate closely on process and execution of trespasser removal with FKH Transitions team and local markets.
  • Define key security metrics, tracking, and reporting for all Security Operations activities.
  • Serve as primary liaison between FirstKey Homes and high-ranking officers within local and federal law enforcement agencies and collaborate with local law enforcement and other government agencies as appropriate to address security-related matters.
  • Lead and manage functional teams, including recruiting, developing, mentoring, retaining, and coaching members for exceptional performance. Team duties include, but not limited to:
    • Property Security Coordinator
      • Monitor various platforms to identify potential security threats to our homes.
      • Assist with scheduling to ensure maximum productivity with the Field Security team.
      • Manage and track all Trespasser Deterrence security inventory and minimize shrinkage.
      • Track leasing timelines to ensure timely installation and removal of equipment.
    • Property Security Technician
      • Respond to property alerts within 12 hours.
      • Assess the home and define appropriate intervention (boarding up doors/windows, engaging with local law enforcement or other government agencies, etc.)
      • Perform light cleaning inside and outside to make property appealing to prospective residents.
      • Document activity and required information in real-time using provided technology such as iPads.
    • 24/7 Incident Response Management: Lead the incident response process, coordinating efforts to identify, investigate, and respond to security incidents while communicating with stakeholders to keep them informed and engaged.
    • Proactively provide senior leadership and relevant stakeholders updates about security developments, potential threats, and preventive measures.
    • Leverage key learnings and relationships to drive evolution of future Property Security projects and initiatives related to ensure our market positions outpaces industry issues.
    • Participate in local, state, and federal working or advisory groups to stay updated on security-related information, directives, and events.
    • Maintain current knowledge of local laws and codes related to residential trespassers and/or squatters and proactively provide updates to senior leadership and applicable stakeholders.

WORKING CONDITIONS

REQUIRED EDUCATION AND EXPERIENCE

  • 5+ years proven management experience leading teams
  • Intermediate Technology expertise (Microsoft Office Suite)
  • Strong Customer Service & Conflict Management Experience
  • Demonstrated experience in learning and using technology tools to track work (Customer Service Software, Project Management, MS Office, Etc)

 

PREFERRED EDUCATION AND EXPERIENCE

  • Military, Police, or Security background
  • Progressive property management experience in either single family or multi-family rental industry
  • Experience working in a fast pace, high growth company
  • Degree in Business
  • Yardi software expertise
  • Strong maintenance management resolution
