Overview of the position  

The Senior Project Manager (SPM) is responsible for overseeing complex construction projects, ensuring they are completed safely, on time, within budget, and to the highest quality standards. This role involves strategic oversight of project execution, including managing, coordinating, and supervising subcontractors, vendors, and project personnel. The SPM also focuses on client satisfaction and maintaining positive relationships with all stakeholders. The position demands a deep understanding of project management principles, a strong ability to lead and mentor teams, and excellent problem-solving skills.

Required education/experience 

  • Bachelor’s degree in construction management, engineering, or a related field, or equivalent experience. 
  • 10+ years proven experience managing construction projects up to $60M, with strong knowledge of architectural, MEPF, and construction systems. 
  • Healthcare Construction Experience. 
  • Comprehensive understanding of site work, structure, finishes, and MEP systems. 
  • Deep understanding of various contract types, including lump sum, GMP, hard bid, negotiated, and design-build. 
  • Expertise in project financials, including budgeting, cost control, contract management, and forecasting. 
  • Demonstrated leadership in managing teams and complex project schedules, with excellent communication, organizational, and leadership skills. 
  • Strong problem-solving skills, with the ability to manage conflicts and ensure positive outcomes. 

Preferred education/experience  

  • Proven ability to lead and mentor teams at a high level, fostering growth and development. 
  • LEED Accredited Professional (AP) or (GA) certification preferred. 
  • Exceptional strategic communication skills, both verbal and written, with the ability to convey complex ideas clearly. 
  • Strong decision-making capabilities, demonstrating sound judgment in high-pressure situations. 
  • Highly customer-focused, with a collaborative approach to working with diverse stakeholders. 
  • Exhibits a strong sense of ownership, accountability, and initiative, with the managerial courage to make tough decisions confidently. 
  • OSHA 10 certification /OSHA 30 certification. 
  • Experience with Viewpoint/Vista  
  • Experience with Procore 

 

Essential responsibilities (Essential functions) 

  • Safety Management:  
  • Enforce site and office safety policies, ensuring compliance with company standards and promoting a risk-free environment. 
  • Lead by example in upholding safety protocols, procedures, and best practices. 
  • Hold teams accountable for proper safety planning and adherence to safety standards. 
  • Project Execution: 
  • Lead daily project operations, ensuring timely, on-budget completion with a focus on high-quality standards. 
  • Ensure project teams follow consistent and repeatable processes, implementing field rhythms on every project. 
  • Drive project profitability to exceed Adjusted Net and P/M Overall ratios, aligned with the Group Strategic Business Plan (GSBP). 
  • Issue Resolution: 
  • Proactively identify and resolve project challenges by collaborating with clients, subcontractors, and project teams, minimizing escalation to senior management. 
  • Scheduling: 
  • Regularly manage and update project schedules, ensuring alignment with milestones and field conditions. 
  • Utilize advanced scheduling techniques, including pull planning, to overcome sequencing challenges and meet project goals. 
  • Team Leadership: 
  • Foster transparent, trusting, and constructive relationships with direct reports and team members. 
  • Mentor and develop teams, enabling career growth and ensuring high performance. 
  • Create a collaborative, positive team culture and facilitate open communication. 
  • Financial Oversight: 
  • Oversee project financials, including buyouts, savings, contingencies, and cost control. 
  • Negotiate favorable pricing with subcontractors and suppliers to optimize project budgets. 
  • Review estimates, identify potential gaps, and ensure accurate financial reporting and forecasting. 
  • Contract Management: 
  • Prepare, negotiate, and manage subcontracts and purchase orders. 
  • Ensure accurate document control for all project-related materials. 
  • Client Relations: 
  • Build and maintain strong client relationships, ensuring satisfaction and addressing concerns promptly. 
  • Fulfill the "Contractor of Choice" vision by developing client references and establishing a competitive edge for future business. 
  • Quality Control: 
  • Develop and implement QA/QC programs, oversee Punch List completion, and ensure compliance with project specifications. 
  • Risk Management: 
  • Maintain a delay log and update master schedules with identified delays, ensuring risks are communicated and managed. 
  • Identify and mitigate potential risks, proactively deploying strategies to address team dysfunction and project issues. 
  • Project Closeout: 
  • Ensure project deliverables are documented and completed within 60 days of project completion. 
  • Business Development: 
  • Contribute to project pursuits and proposal responses, providing strategic insights and support. 
  • Lead new project pursuits for projects up to $60M and assist with proposal responses and interview preparations. 
  • Work with the estimating team to develop high-level cost-per-square-foot estimates and conceptual budgeting. 
  • Preconstruction Management: 
  • Lead the preconstruction process, managing the design-build workflow (CSA, MEPFS, and specialty vendors). 
  • Provide insights on constructability, alternative methods, and design suggestions to meet budget and schedule goals. 
  • Strategic Leadership: 
  • Participate in strategic planning and contribute to group business development efforts. 
  • Maintain awareness of external industry trends and factors that may impact project performance. 
  • Develop a deep network of internal and external relationships to support business success. 
  • Mentorship and Development: 
  • Mentor, coach, and develop project teams to ensure they gain well-rounded experience and skills. 
  • Encourage a culture of learning and growth, allowing team members to challenge themselves. 
  • Maintain a collaborative team environment, facilitating open discussions and collective decision-making. 
  • Complex Project Leadership: 
  • Independently lead complex projects, ensuring effective management of staff and resources. 
  • Provide strategic solutions for sequencing challenges and complex schedule issues. 
  • Keep a pulse on multiple projects, ensuring consistent check-ins with teams to maintain project health. 

Supervisory Responsibilities 

The Senior Project Manager is responsible for leading large teams and initiatives. The role involves mentoring and developing project team members to ensure effective execution of projects and achieving high performance levels. 

Physical demands 

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job: 

  • This role involves regular visits to construction sites and office visits. 
  • Sitting/Standing: remaining in stationary positions often standing or sitting for prolonged periods of time. 
  • Driving: Travel is required. Operation of a motorized passenger vehicle. 
  • Ability to work on-site at construction locations, which may involve exposure to varying weather conditions.  
  • Ability to walk, climb, and navigate around construction sites, including ladders and scaffolding.  
  • Frequent standing, walking, and lifting of materials up to 50 pounds.  
  • Ability to work in an office setting for extended periods, including sitting at a desk and using a computer.  
  • Use of personal protective equipment (PPE) as required on job sites.  
  • Visual and auditory ability to identify and respond to site and safety hazards.
