About the role:
We're looking for a Global Lead of Real Estate and Portfolio Strategy to join our San Francisco office and run the Real Estate Transactions and Portfolio Strategy Center of Excellence.  This role will report to the Global Director of Real Estate and Workplace and manage our pipeline of expansion projects.

Day-to-day responsibilities Include:

  • Liaise with our internal customers to translate business requirements into Real Estate Solutions.
  • Synthesize multiple complex business requirements into optimized solutions for Cruise.
  • Negotiate key contracts for real estate from beginning to end including strategy development, financial analysis, business term negotiation and support full legal negotiation.
  • Conduct Location Analysis and development and maintenance of Location Strategy.
  • Economic Incentive Negotiation and management of ongoing incentive requirements
  • Serve as a key member of the Real Estate team in streamlining processes and ensuring facilities become operational within deadlines.
  • Develop and manage Portfolio metrics and benchmarks
  • Execute on the strategic plan while interacting with internal stakeholders
  • Understanding the requirements of our operational teams and develop solutions that meet those objectives.
  • Preparation and presentation of transaction summaries to the senior management team regarding progress, financial implications and site readiness.
  • Management of multiple contract negotiations simultaneously.
  • Management of critical Dates and pipeline report for transactions
  • Oversees leases: approvals, payments, audits & reporting, etc
  • Development and management of reporting and Key Performance Indicators for the management of our market brokers and the health of our transactions
  • Coordination with other Cruise Workplace centers of excellence to ensure seamless hand-offs from acquisition through operation of sites

Supervisor Responsibilities:

  • Formal supervision of regional Real Estate Managers. Matrixed management of other Cruise Real Estate Team members.
  • Supervision of 3rd party Brokerage Service contracts
  • Ability to build and lead a world class portfolio strategy and Real Estate team
  • Possess excellent management and leadership skills and the ability to motivate and work with and through others to achieve desired results.

You should apply for this role if you have the following qualifications:

  • Bachelor degree required
  • 10+ years experience in development of Portfolio Strategies and execution of Real Estate Transactions across multiple geographies
  • Experience with R&D, Office, and Distribution product types.
  • Experience with financial analysis
  • Experience utilizing written and verbal communication to create business case for funding approvals
  • Experience in managing a capital plan and ability to assist with capital planning efforts via cost estimation
  • Experience in a variety of delivery methods (i.e. build to suits, TIs)
  • Experience managing multiple projects concurrently
  • Must be able to communicate concepts, procedures, and systems needed clearly to all levels of the organization.
  • Ability to travel approximately 40% of the time
