Position: Vice President of Acquisitions

Location: Atlanta, Georgia (Reside in or within 2 hour drive to Atlanta)

 

Who We Are:

We are a growing boutique real estate investment and development firm based in Los Angeles with a mixed asset portfolio which includes but is not limited to; multifamily, extended stay corporate housing, and retail located throughout the larger Atlanta & Washington D.C. area, Tennessee and NC/SC regions. We are adding to our team due to growth! The Director of Acquisition-Southeast will be responsible for the Atlanta, Georgia market. This person must be residing within the greater Atlanta area or within a location within a 2-hour drive to Atlanta.

The wellness and health of our associate’s is most important to us and therefore the whole company takes one week off end of the year to recharge and spend time with family and friends.  In addition, we cover the full portion of the employee’s medical premium.

The primary role will be evaluating and underwriting potential new multifamily investment opportunities in the greater Atlanta area. The evaluation process may include, but is not limited to, the following activities: reviewing P&L statements, rent rolls, and tax statements; researching and analyze demographic, economic, and real estate market data to recognize market trends in order to support all underwriting assumptions with a high level of certainty; communication with those parties familiar with the asset and market (investment sales brokers, lenders, property managers, tax advisors, attorneys, appraisers, and other third party service providers).

Essential Functions:

  • Source and identify multifamily equity investment opportunities across the larger Atlanta & Washington D.C. area, Tennessee and NC/SC regions that fit the Company’s objectives.
  • Proactively canvas target markets through site visits and property tours.
  • Coordinate and negotiate deal terms and procure Purchase and Sale Agreements.
  • Ability to leverage existing network for on and off-market opportunities is required.
  • Attend industry conferences and broker events to forge relationships that will help achieve Company’s acquisitions goals. Attend and participate in weekly investment committee meetings.
  • Travel and tour properties to diligence new opportunities.

Other Functions:

  • Interface with brokers, principals, lenders, and industry professionals throughout the transactional process.
  • Maintain detailed pipeline of potential new investments to be reviewed on a weekly basis.
  • Prepare presentation material for possible new acquisitions.
  • Be instrumental in the writing and production of investment memorandums and related marketing collateral.
  • Instrumental in the due diligence and closing processes.
  • Ensure that objectives and timelines are being met. Prepare and deliver timely, accurate and complete reports as needed.
  • Recognize and evaluate trends in financial statements.
  • Be a key thought leader in evaluating real estate opportunities through the Westmount investment acquisition process.
  • Provide overall support for the multifamily team with a willingness to learn and an enthusiasm for commercial real estate.
  • Supports all property sales and acquisitions by participating in the due diligence process.

What You’ll Need To Succeed:

  • 7+ years experience in Multi Family Acquisitions .
  • 4+ years’ experience in multi family acquisitions in the larger Atlanta & Washington D.C. area, Tennessee and NC/SC regions. 
  • Must be residing within the greater Atlanta area or within a location within a 2-hour drive to Atlanta.
  • Bachelor’s degree required.
  • Strong existing industry network, strong analytical skills with an entrepreneurial spirit.
  • Expert ability to review and understand financial models in excel and understanding of capitalization structures
