Position Summary

As a member of the Infill division, and reporting to the Director of Infill Development, the Senior Project Manager manages the construction operations, purchasing, cost control, scheduling and quality control. Responsible for working with Architect, Engineers and city officials with all aspects of the building construction.  Ensure project completion from raw land to occupancy and within established budgetary guidelines. Responsible for the release of certificates of occupancy, and resolve any problems

Responsibilities Production and Operations Management          

  • Site Investigation and Evaluations          
  • Prepare preliminary budget and maintain project budget       
  • Prepare and maintain all project schedules         
  • Preparation of scope of work and contract documents        
  • Prepare and execute tenders, conduct trade negotiations, and award contracts     
  • Drawing coordination, RFI management, issue site instructions       
  • Budgeting and invoice/progress draw approval        
  • Management of site personnel, consultants, trades, and suppliers       
  • Implement Health and Safety Policy and ensure compliance       
  • Review and approve all invoices, as related to the site investigation and evaluation process prior to submittal to accounting staff
  • Work with service department to insure all of our obligation are met

Internal Reporting and Governance       

  • Report operations activities to the Director         
  • Review unit rates of trades and suppliers         
  • Review and approve payments to trades and suppliers   

 Managing External Relationships          

  • Develop and maintain positive relationships with consultants and contractors, initiating corrective actions and change, when required
  • Responsible for all construction of the building         
  • Maintain and foster open and knowledgeable communication with consultants, contractors, and suppliers

 Supervisory Role and Continuous Learning         

  • Provide direction and mentorship to field staff for daily field operations      
  • Participate in identifying potential community acquisition development opportunities and evaluate economic feasibility of potential projects
  • Regularly monitor and inspect all aspects of buildings construction       

 Qualifications:

  • 5-10 years residential mid-rise construction industry experience
  • University or College degree in Planning, Engineering, Contruction Management, or related field
  • Strong project management, communications, construction and cost control experience
