We are a NYC-based modular design builder with decades of experience in real estate development, public-private partnerships, offsite construction, and manufacturing. We are hard at work developing our first two buildings in New York City, and growing the team to allow us to really take Assembly to scale.

Our team has developed billions of dollars of urban real estate including the tallest high-rise modular tower in North America (461 Dean Street), and has led major manufacturing operations at companies like Tesla and General Motors. 

The Assembly approach is quite different than the modular solutions that have been deployed in the past. The process is more similar to aerospace manufacturing than construction -- leveraging high fidelity digital twin models and distributed manufacturing to make our business more scalable and resilient.

Assembly OSM is pioneering scalable and sustainable urban development through modular design and construction. We are looking for an Experienced Acquisitions Analyst to join our New York team, focusing specifically on multifamily ground-up development opportunities. This role is key to expanding our innovative real estate portfolio, enabling us to transform urban living spaces while promoting sustainability and efficiency.

You will:

  • Conduct detailed financial analyses and modeling to evaluate potential multifamily ground-up development opportunities.
  • Work closely with the development and finance teams to align acquisition strategies with Assembly OSM’s long-term objectives in sustainable urban growth.
  • Lead the due diligence process, assessing the feasibility, risks, and benefits of potential development sites.
  • Develop forecasting models that integrate market data and project-specific variables to predict project outcomes and financial viability.
  • Prepare and present detailed proposals and investment memoranda to senior management, outlining project benefits, risks, and strategic fit.
  • Manage negotiations and transaction processes to ensure optimal terms and alignment with organizational goals.
  • Establish and maintain relationships with key industry players, including real estate brokers, investors, and local community stakeholders, to identify and secure development opportunities.

You are:

  • Highly analytical with strong financial modeling skills, proficient in Excel and familiar with real estate development metrics.
  • Knowledgeable about the New York real estate market, with specific insights into multifamily development.
  • Effective in project management, capable of leading initiatives in a dynamic, fast-paced environment.
  • An excellent communicator, able to convey complex ideas effectively to a variety of stakeholders.
  • Driven by innovation in real estate and committed to sustainable development practices.

You have:

  • A Bachelor’s degree in Finance, Real Estate, or a related field.
  • 2-4 years of experience in real estate acquisitions, focusing on multifamily developments.
  • Demonstrated capability to work independently and within a team to drive projects to completion.
  • A meticulous attention to detail and strong organizational skills.

Compensation:

  • Salary range: $90,000 to $130,000 + Stock Options + Benefits
