We are searching for a Real Estate Project Manager who is experienced in all phases of Schematic Design, Design Development, Construction Document Creation, Bidding Process, and Construction Administration.  Our ideal candidate is a master communicator and problem-solver who has experience in developing world-class facilities from the site feasibility stage through construction by working with Architects, General Contractors and Key Stakeholders.  This candidate is expected to self-direct work and effectively prioritize multiple competing project schedules in order to meet corporate timing objectives.

What you’ll do: 

  • Report to Senior Facilities Manager on construction progress, timelines, financial status, roadblocks and more while collaborating on design objectives and milestones
  • Serve as lead communicator for all construction projects, providing regular updates and advanced notice regarding milestone dates to key stakeholders, team leads, the Argo Facilities Team, Legal Team and Procurement Team
  • Plan, manage, and oversee multiple predevelopment activities for real estate projects including: operational needs assessment, cost analysis, Legal and Procurement coordination
  • Review and independently assess due diligence materials in order to identify and quantify physical and/or regulatory constraints and impediments that would preclude development, use and or adversely impact the financial viability of the property acquisition for its intended use such as infrastructure deficiencies, property access, utility availability, impact fees, off-site, environmental contamination and subsurface soil conditions and communicate findings
  • Identify and communicate unforeseen site conditions impacting development cost not contemplated in the initial project development proforma and quantify associated excess order of magnitude costs for inclusion and updating site development costs to ensure project viability is maintained
  • Identify land use permit approval time frames to establish target construction start date
  • Responsible for identification, engagement, management and oversight of external consultants for the performance of site specific real estate acquisition due diligence processes ensuring completion within prescribed time frames of Leases and other requirements
  • Work closely with Argo IT ensuring their  involvement in the Design process and ensuring technical infrastructure is accurately accounted for
  • Direct and oversee consultant preparation of location specific conceptual site development plans based on site and property physical and regulatory constraints utilizing corporate standards as a basis for senior management approval
  • Responsible for selecting, managing and directing activities of external consultants in order to obtain permit approvals necessary for project development
  • Represent Argo in meetings as necessary to discuss project specific issues requiring resolution for entitlement approvals
  • Continually update and forecast milestone dates for entitlements, delivery and construction
  • Oversee design consultant work schedules to ensure development approval and project deliverable schedules are satisfied
  • Perform review of design construction documents for operational design criteria, constructability and perform value engineering review to insure design documents are cost effective
  • Act as trusted advisor to various team leads impacted in executing the design’s strategy and operating plan
  • Provide continuous improvement of existing process and procedure
  • Align cross-functional work teams to achieve development and growth strategy
  • Identify operational weaknesses and help improve or innovate new processes to improve overall team performance and operational excellence
  • Ensure processes, systems, tools and organization are in place to enable new locations to meet requirements
  • Work with field management to measure success of initiatives
  • Proactively identify issues with sites, team members and/or processes and provide feedback in a positive professional manner
  • Perform additional duties and responsibilities related to the Argo Facilities Department as needed

What we’re looking for:

  • Bachelor degree in engineering, architecture, construction management or related field preferred (finance and real estate degrees may also be considered)
  • 5+ years of experience in real estate project management
  • Advanced oral and written communication skills
  • Proficient in Microsoft Office (Word, Excel)
  • Experience with AutoCAD, Adobe Photoshop a plus, but not required
  • Ability to read, interpret, and review architectural and engineering drawings
  • Demonstrated problem-solving abilities
  • Ability to effectively interface and communicate with all levels of internal and external staff/clients from construction workers to upper level management, administrators
  • Willing and able to access various locations within active job sites (including roofs)
  • Demonstrated ability to present and speak before audiences
  • Ability to keep multiple vendors and contractors accountable as well as perform on time and on budget
  • Previous experience in real estate development and/or construction management preferred
  • Must have valid driver’s license and own reliable transportation. Ability to travel in and outside the country
  • Willingness to occasionally handle after hours service and emergency calls
