A Snapshot 

As the Site Selection & Acquisition Director, based in our Sydney office, you will report to the Head of Site Selection, Asia Pacific (who is based in Singapore). You will work closely with the Customer Solutions, Design & Innovation team, as well as the regional Commercial teams, making your mark in several ways:

  • You will source and manage real estate transactions as determined by AirTrunk’s expansion strategy in Australia and support various regions throughout the Asia Pacific when required.
  • You will work strategically with both internal and external stakeholders to source and qualify locations, drive the transaction process, identify and eliminate roadblocks, and provide updates to leadership and the wider organization.

Your Day-to-Day

  • Drive the process of acquiring real estate for all new data centers within the Australia region:
    • Facilitate internal stakeholder input
    • Engage with external parties
    • Prepare business cases for the executive committee
    • Participate in legal negotiations
    • Represent the site selection team in project meetings and work cross-organizationally to advance real estate deals
    • Coordinate internal stakeholder participation in the transaction process and provide status updates to the wider organization as necessary
    • Provide routine updates to leadership regarding progress and roadblocks in acquiring or closing real estate deals
    • Consult, motivate, and negotiate effectively with client groups, co-workers, employees, vendors, and contractors to take desired action
    • Partner with the commercial team to formulate and underwrite original and alternative structural approaches to real estate deals
    • Partner with the business development team to build a customer information database, to inform site selection activities and identify locational hotspots
  • Work with a data analyst to build and maintain a geolocation database using GIS mapping tools:
    • Collect relevant geolocation data (customer location, internet infrastructure, natural risks, etc.)
    • Design and populate mapping tools for use by the wider organization
    • Establish and manage the process for producing branded, detailed map-based deliverables for internal and external use

Requirements

  • You have 10+ years of strong real estate transaction experience with expertise in real estate acquisition and leasing in the Australia/APAC market.
  • Ideally, you have a relevant Bachelor’s or Master’s degree.
  • You are familiar with data center assets.
  • Ideally, you have experience with utility agreements and/or real estate taxation.
  • You have strong quantitative and qualitative analysis skills.
  • You have strong organizational, time management, and planning skills.
  • You have experience successfully managing in a matrixed organization.
  • You are a quick learner, self-starter, and adapt to change.
  • You have excellent communication skills in English.
  • You are proficient in Office tools, including Outlook, Word, Excel, and PowerPoint.
