A Snapshot

As a Fit-out Project Manager, reporting to the Senior Fit-Out Project Manager (based in Melbourne) and you will work closely with the rest of the Development team, making your mark in a number of ways:

  • Work with AirTrunk customers to develop scope and designs for the seamless implementation and execution of the office and data hall fit outs
  • Project manage and oversee construction related activities for new builds and fit out projects, including the ownership of the project scope, timeline and budget

Your Day to Day

  • Manage customer and contractor access and collaborate with operations teams
  • Develop and coordinate method of procedures for works within operational facilities
  • Provide construction management for specific initiatives aimed at increasing the resiliency of our data centres
  • Review of constructability of electrical and mechanical system designs associated with the construction of new data centres or the optimization of existing ones
  • Create project scope and equipment requirements, assist with request for proposals and capital requests
  • Be a leader within the group as well as within internal and external teams that support the data centre
  • Project cost and contract management
  • Develop and review tender packages including developing scope of works, bid templates, tender evaluations, review and recommendation
  • Develop and own project cost data, including budgeting
  • Develop and provide cost reporting, including cash flows and cost to complete reports
  • Review and assist vendor claims, including payment claims, invoices, variations and time related claims
  • Project delivery; chair meetings, keep accurate record, ensure safety monitor and status programmes, identify and manage quality, assist with handover to operations teams and provide project health reports
  • Develop and execute project management plans, such as safety, quality, time and cost
  • Record and report team metrics to team members and management
  • Concurrently manage multiple projects; including new data centre building and capital improvement projects associated with existing data centres
  • Operations support of installed facilities, including review of procedures, best practices and maintenance initiatives
  • Travel to data centre sites both domestic and internationally for project initiation, project reviews and audits, constructability reviews, commissioning, project close out and the like as required.

Requirements

  • Bachelor’s degree in Construction Management, Architecture, Structural, Civil, Mechanical or Electrical Engineering
  • 5-7+ years of work experience in the construction industry for industrial projects (ideally in the data centre space), having worked with tier 1 or tier 2 construction companies
  • Minimum 2 to 3 years direct project management
  • Schedule / Program development and management with MS Project
  • Have successfully managed customer relationships in the past
  • Be able to read and interpret construction related drawings for all disciplines
  • Possess demonstrable leadership and problem solving skills
  • Be a motivated, highly dependable individual with limited oversight
  • Ability to develop performance and equipment requirements to vendors and contractors, communicate conceptual designs and create/maintain project documentation before, during and after construction
  • Ability and willingness to think creatively to find innovative solutions prior to and during construction process to reduce costs and schedules with no impact on quality and reliability
  • Results focused with a “Get things done” attitude
  • Excellent communication skills  

Preferred Qualifications

  • 8 to 10 years industry experience between construction, commissioning and project management on industrial major capital projects
  • Experience directly related to the design or construction of large data centre facilities, either colocation or client owned/operated
  • Previous vendor and contractor/subcontractor negotiation and management skills associated with construction and project execution
  • Experience with fast track design/build projects and or multiple significant upgrade projects
  • Experience with large scale technical operations or compute farms
  • Knowledge of local and international building codes and regulations including Fire Codes, Building Codes, Energy Efficiency Codes, Sanitary Codes and Safety Codes
  • Knowledge and experience with large scale mechanical and power systems
  • Experience in power and mechanical system reliability and risk assessment studies (SPOF)
  • Work experience with global international companies
  • PMI PMP certification will be highly regarded
